A property investor had recently renovated his investment property at Entrance North on the Central Coast.

The team at Rov’s had a clear brief: Match the exterior to the interior and facade of the property, enhancing its coastal appeal and ensuring a low-maintenance, safe, durable and inviting surrounds to meet the expectations of short-term stay clientele.

The challenge

Return on investment was a significant consideration for our client. Short-term stays are finicky, and the owner was well aware that appearance matters when marketing to holiday makers. Reviews count, and having a well-presented, functional exterior was critical to ensuring a successful investment.

The site presented several challenges:

  • Overgrown vegetation and outdated hard surfaces
  • Poor drainage in multiple areas of the property
  • Uneven ground levels affect water runoff
  • A lack of cohesive design to complement the renovated home

The goal was to create a bright, coastal-inspired outdoor space that aligned with the home’s new aesthetic and solve the underlying structural and drainage concerns.

Rov’s approach

Matt and his team designed an end-to-end solution that included site clearing, excavation, drainage engineering, and landscaping. The project required heavy-duty groundwork and detailed finishing. This involved a four-phase approach:

1. Site clearing and preparation. The project began with a full-scale site clean-up:

  • All existing vegetation was cleared to create a blank canvas
  • Old pavement from the front and side of the dwelling was removed
  • Excess soil and debris were excavated and responsibly removed from the site

This stage was essential in preparing the property for proper grading and ensuring a stable foundation for the new landscape design.

2. Excavation and regrading. Addressing drainage issues across the property was a key challenge. The team performed extensive regrading of the side and rear areas to ensure effective water runoff and improve drainage performance:

  • An inoperative stormwater easement was replaced
  • A natural infiltration basin was constructed at the lowest point of the yard

This system captures and absorbs excess water during heavy rainfall, reducing the risk of pooling or flooding. It’s a practical, environmentally conscious solution that adds long-term value to the property.

3. Sub-base construction. Matt believes in the “measure twice, cut once” approach. To ensure the site’s longevity and durability, the team installed a solid sub-base layer made from recycled road base and compacted across the site. The recycled road base provides a stable foundation and aligns with Rov’s commitment to sustainable practices by reusing materials where possible.

4. Weed control and surface installation. Low maintenance was a top priority for the client, so Rov’s implemented measures to minimise ongoing upkeep, including installing heavy-duty weed matting throughout the entire site. Heavy-duty weed matting reduces weed growth, cutting down on future maintenance costs and effort.

The team then transformed the visual appeal of the property with carefully selected materials:

  • 30 tonnes of Cowra White Pebbles were imported and installed
  • Mulch was applied to garden areas for contrast and plant health
  • 60 coffee-coloured, natural-look steppers were installed to create functional pathways
  • Garden edging was added to define spaces and maintain structure
